Collegeville

OK you are right all the companies I named are pharma companies,But the question still remains name me an institution or another research oriented company that can afford to swing an aquisition of this size in this economic enviornment,I agree that C.V will eventually be sold off but I think it will take longer than a year.Despite what Kindler has said Pfizers aquisition of Wyeth was nothing but an asset grab to keep Pfizer afloat for another couple of years.Pfizer had an easier time unloading the realestate from prior aquisitions because of a better economic climate in todays climate G.V is the easier sell it is basically office space. With all the lab space in C.V it narrows the list of prospective buyers significantly.Right now and not for the forseeable future there is noone out there that can afford this type of aquisition. So if you think there is a buyer out there name them.

It is easier to change lab space into office space than the other way around.

You are over-analyzing the problem. Think of Collegeville as available space, just like any large NYC building, except it is on its side.

It can be split up among numerous buyers or renters, malls, medical offices, satellite hospital, law offices, government offices, phone company .... whatever. The market is very soft for real estate, so the price will be low, but anything is sellable, and C'ville is prime property.

I just pray that the terrific management teams are retained...to clean the toilets before turning the lights out and locking up. Oh, wait, cleaning toilets is actually a functional skill. Perhaps they'll retain management to provide "super vision" over the toilet cleaning. It's just shitty. And to Easteners voting Democrat - Thank God! Yeah, "w" did such a fabulous job that instead of a presidential library in only one state (and, a library infers that one might be able to read), we should "honor" "w" in ALL states. We should have "w's" face plastered into public urinals and toilets as a reminder to how he left this country after 8 years of his crap!

And now we have the foreign born BOzo who is smoking the White House in front of mirrors!! Have you said your Islamic prayers today?

It may be easier to change lab space to office space but the bottom line is it is incredibly expensive. After putting up the dollars to buy such a complex who will have the money to renovate?.As for the other post you can't honestly believe that Pfizer will sell peices of C.V off they are in the pharma buisness not realestate,to do what you suggest they would have to find a realestate corporation to purchase the place and with the economy the way it is there will not be many if any takers.I agree that C.V will evetually be sold but it will take longer than a year.Shanks knows shit

Pfizer has a LARGE real estate operation, one that they are quite proud of. They specialize in acquisition and de-acquisition. They have done this many times before.

You are correct that this doesn't seem to be in their 'core' function, yet it is something they do through Global Operations.

We were told that Pfizer uses JLL for thier Global Operations

MARK MY WORDS.....SHANKS IS WISE! WITH INSIDE INFO IN THE MARKET

Folks:
The price they are asking is $15.00 per square Triple Net for all of CV. More for part of it.
The taxes are $4.00 per square and Op cost $5.00 per square per month. 'VERY, VERY" costly.

With "Pfister" most of the operations will be outsourced to Europe ASAP.
No taxes, SS, Medicare etc. to pay. A win win situation.

Why don't all of you Smart people start your own Drug Company. Bet you know how to come up with a line of "CURE" medicines for aids, cancer, MS ALS etc. Not for profit only, just what works.

"IF YOU BUILD IT THEY WILL COME"

That's what i'm doing with energy. I have a "Free Energy" Black Box that pulls electricty from the "Atomic Structure of the Whole Universe". Can't get funding, perpetual motion, just like drugs that cure something. Only "WE" can make change, not government.

To anyone still deluded enough to think that Pfizer is going to keep Collegeville, take a look at all of the previous location that have been closed by Pfizer at <a href="http://pharmaconduct.org/SiteTracking/SiteTracker.php?src=Cafepharma20091204">http://pharmaconduct.org/SiteTracking/SiteTracker.php</a>.

The US has some of the weakest labor laws in the world. Everytime someone proposes strengthening the laws to protect workers and communities from abuses by corporations, the teabaggers start throwing around the word "socialism" and welfare. For those of you reading this who think of yourself as a practicing capitalist, unless you have a net worth greater than several million dollars, you who are actually unwitting sock puppets for big business interests), think about the following.

Pfizer, like many other pharma companies is shifting more and more of its operations to Europe and China. In the case of China, those workers will be exploited mercilessly, so that decision makes sense to me from a profit standpoint. However, Europe has strong laws protecting its workers, as well as a relatively high tax rate. If such a combination is so bad for business, why are the European pharma sites doing so well? And don't blame NAFTA.

By Europe you mean Ireland? The incentives they give to big pharma are just incredible. Where else is pharma doing so well in Europe ?????

bingo. The US has the second highest corporate tax rate in the world for industrialized countires at around 39%. Ireland has a corporate tax rate close to 10%, most of the advanced european countries have rates in the 20-30% range. And people wonder why companies open plants and move their operations oversees??
