Buying a House Advice

There's a reason why these other places are so cheap. NOBODY WANTS TO LIVE THERE! I lived in Indianapolis one year and was bored stiff. That's why they call it NAPTOWN, or INDIANOPLACE. Give me bright lights, big city any day, even if it costs a few more pesos and you have to carry a switchblade.
 






I never have understood the appeal of these NY,NJ, Philly,Baltimore...little story and a half track houses that are 50 years old, musty, moldy, terrible heating, sub par wiring..

You see them on House Hunters. A young couple in Baltimore or wherever. Little piece of shit house for a deal!!!! And top it off....no garage...street parking! Only $650K Are you kidding? Are these people just plain stupid?

In the midwest...Ohio, Indy, KY. You can get a 4,500 sq ft new build in a golf course community with a 3/4 acre lot...3 car garage for $350K. Community pool, work out facility.

I don't get the attraction.


And there are those that would say the same about YOUR choice. Isn't it great that we all get to choose?

I don't think anyone in pharma is safe. Based on that, I would not buy.

Don't listen to people who say put extra down to lower your monthly payment. You can accomplish the same thing without giving up your capital.

Save enough to have a big cushion, put down whatever you like (10-20%) and then make your monthly payments partly out of that cushion pot you saved and some out of your paycheck. Same thing is achieved without giving it away.

That way, if you get laid off, you can spend it where you want.

Only buy if you have a serious reserve (8 months) for being laid off. I didn't buy b/c I worked for a start-up (volatile) and built a good cushion in reserve. Got laid off for 5 months and got lucky when I got a job. Being laid off was stressful and frustrating enough. Not having to worry about money made it that much easier.
 


















I understand your concern. The advantage to renting is that you have mobility. You will be able to move if you have to in order to find another job. If you decide to buy..make sure you are debt free and have a 6 month emergency fund in place that you do not touch except in case of a true emergency. Look for a house that the mortgage paymen is no more than 25% of your take home pay. You do not need the added stress in your life. This way you can enjoy your life and buy when you are ready not when you think the market is saying to buy. There will always be another house...

I wasn't giving advice, but making a comment. Maybe you should work on your reading comprehension skills.

As to whether or not we are "cool"? I think I will survive if some anonymous douchebag doesn't like me on CafePharma.
